A locally based owner/operator is seeking an experienced, energetic, and enthusiastic individual to manage a 230 unit multi:family property located in the Colorado Springs Area. To be considered for the position, an applicant MUST have at least two years of Property Management experience and be well:versed with YARDI Voyager.

Job Description:

The Community Manager is responsible for overseeing all aspects associated with the operations, marketing, leasing, collections, maintenance and financial performance of the property. The overall coordination and success of the property is the responsibility of the Community Manager.

Essential Job Duties and Responsibilities include but are not limited to:

Operating the property within the established budget, and directly supervising the income and expenses for the property.

Daily physical inspections of the property and supervision of the service and maintenance personnel to ensure a clean and safe property and all work orders and service requests are completed in a timely manner.

Maintain a clean and orderly work area and office, along with a professional appearance and positive attitude at all times for yourself and other employees.

Knowledge of current area market conditions, and the ability to field phone calls and e:mails from prospective residents and respond with proper sales techniques and information.

Knowledge of leasing application information and company policy on rental screening processes and application guidelines.

Knowledge of lease terms, specifications and all community policies and the ability to execute a lease with a new tenant and adhere to lease guidelines and community policies.

Knowledge, implementation and enforcement of all policies and procedures of the Property Management Company, and responsible for insuring that all personnel in all departments are operating within those regulations.

Leasing the property by developing, implementing and refining sales techniques, marketing strategies and methods developed and approved by the management company in an effective and professional manner.

Maintain organized and complete resident and property files.

Provide respectful, courteous, and efficient remediation of resident requests and complaints.

Report to the ownership group and management company on a consistent basis.
