MOD Properties is a small owner operated residential Property Management Company. Our office is in SE Denver and we manage a portfolio of about 500 units throughout the Denver Metro area. We are seeking to hire an Assistant Property Manager to oversee all day to day operations of our properties. The candidate should be interested in real estate as a career, or currently attending school or have the desire to do so. Please send a cover letter explaining why you are interested along with a resume.The ideal candidate will:-possess excellent people skills, internet skills, email and word processing skills-work independently and demonstrate strong judgment.-be able to solve problems in a calm and cool manner-provide top notch customer service to everyone at all times-be thorough, detail oriented, and results drivenLeasing:Conduct showings of homes with prospective residentsProcess credit/background checks and gather all necessary documents for approvalPrepare lease documents and review/execute with new tenantsUpdate owners and office staff on new applicants and make ready status of propertiesInspect/ensure homes are move-in ready and take photos of move in conditionHandle/process move in money and depositsEnter tenant and lease info into softwareSave/file all documents to shared driveInform owners and office staff of completed move in'sProperty Turnover:Inspect homes upon tenant move outsAssess damage and take photos of move out conditionSchedule repairs and painting with maintenance crewContact vendors for bids/installation of new flooring, appliances, etc.Schedule cleaning and other services necessaryInform owners of repairs neededShop comps and negotiate pricing with ownersCreate/update ads and publish for marketingCommunicate with office staff on new properties and showing detailsOffice and Property Operations:Provide backup support to office staff including: answering phones, assisting prospects with property details and scheduling showingsGenerate work orders, follow through with proper notification to owners and assign to best suited maintenance tech and/or vendorUpdate reports for lease renewals, make ready/turns Run monthly delinquency reports, issue eviction notices, follow up with payment plans, evictionsEnforce lease provisions, follow up on violationsConduct rental market comps and negotiate rental pricing with owners for renewalsHelp prepare renewal proposalsHandle complaints and issues within a timely mannerRoutine property inspections to maintain curb appealProvide on call/emergency maintenance assistanceRefund tenant depositsQualifications/Requirements:Must have prior experience as an assistant property manager or property managerReal Estate License preferredCollege Degree preferredClean driving record, dependable vehicle and insuranceClean criminal backgroundAvailable roughly every 4th-5th week for on call responsibilitiesSchedule will require some Saturday availability 9-1 during peak seasonsCompensation:Salaried position $38000-$41600/yr. depending on experience/qualificationsMileage Reimbursement2 weeks paid vacation accrues after 90 daysHealth/dental insurance available after 90 daysQuarterly bonus based on new growthIf licensed broker mls, renewal, insurance, contract software fees covered and generous split offered for sales activity
