Job Description
Effective hourly rate, 19:20 per hour, plus leasing commissions.
We are looking for an on:site manager to work 40 hours/week managing 158 contiguous units in North Aurora. Preferably manager would live on site. Prior property management experience needed.

Role and Responsibilities
I. Personnel

:
Interview, select and hire on:site personnel, in consultation with Regional Manager
:
Determine salary/hourly wage for personnel, after consultation with Regional Manager
:
Recommend position changes/promotions
:
Handle questions and special situations regarding personnel
:
Train, direct and supervise all personnel
:
Enforce company policies; e.g., dress codes, sick days, etc.
:
Establish disciplinary action against employees after consultation with Regional Manager

II. Financial

:
Preparation of weekly delinquency report
:
Ensure that all payments (rents, deposits, fees) are posted in a timely manner
:
Ensure that all cash sheets are properly prepared
:
Report budget variances when requested
:
Approve all property purchases, ensuring that spending limits are not exceeded
:
Make recommendations on rental rate changes

III. Administrative

:
Preparation of weekly vacancy reports
:
Ensure that all resident applications are verified properly
:
Ensure that lease files are complete
:
Ensure that office/office area is organized, clean and inviting, this includes daily property walks
:
Ensure that all time sheets are properly completed and submitted on time
:
Effectively communicate with all personnel regarding company policies and procedures as determined by Regional Manager

IV. Maintenance

:
Schedule and monitor daily progress of on:site maintenance staff
:
Ensure that all service requests are completed satisfactorily and in a timely manner
:
Ensure that ALL vacancies are move:in ready within 10 business days after move:out
:
Review and inspect all make readies
:
Inspect entire property by conducting a complete weekly to ensure all buildings are in clean and monthly building walks to ensure all building are in good repair
:
Consult with Regional Manager prior to replacement of carpet or appliances
:
Work with contractors as necessary to complete projects on site
:
Supervise maintenance staff
:
Handle any major maintenance problems and follow:up on a daily basis until project is complete
V. Resident Relations

:
Handle special resident problems and monitor all problems which other staff members handle
:
Train on:site personnel on attitude toward resident servicing and encourage resident retention
:
Inspect problems in occupied units as a follow:up process after maintenance personnel have completed specific repairs
:
Review all notices:to:vacate to determine reasons for move outs

VI. Leasing

:
Inspect curb appeal, offices and market ready apartments frequently throughout the day
:
Analyze and inspect signage weekly
:
Plan advertising needs, consulting with Regional Manager
:
Shop competition and have knowledge of their rates, policies, lease terms, property condition, etc.
:
Train all leasing personnel
:
Analyze performance of leasing personnel
