The Maintenance Supervisor is primarily responsible for the day-to-day maintenance operations and physical upkeep of the assigned apartment community, and for ensuring that the property is compliant with Aviva Properites policies and standards, in addition to all local, state and federal regulations.

Primary Responsibilities and Objectives

Support Property Manager with interviewing, scheduling, reviewing, and any disciplinary action for Maintenance personnel.

Maintain a professional demeanor and appearance at all times, promoting the same to entire team.

Inspect the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.

Oversee and assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.

Solicit vendors and contractors when work is necessary and monitor that they are compliant according to company policy

Promptly communicate with Property Manager concerning all maintenance issues at the property.

Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.

Conduct pre-move in and post-move out apartment inspections and ensure timely completion of quality unit turns.

Respond to maintenance-related issues in a timely manner while maintaining a professional demeanor.

Review and track progress of service requests and identify chronic maintenance issues.

Contribute to community resident retention programs.

Preserve and respect applicant and resident confidentiality.

Foster a positive, active and collaborative relationship with residents, other communities and associated agencies.

Key Qualifications, Skills and Education

High school diploma or equivalent is required.
Minimum 3 years of experience in the property management industry or directly related field.
Ability to read, write, comprehend, and converse in English.
Experience with customer service.
Thorough understanding of local, state and federal Fair Housing laws.
Ability to make immediate decisions to resolve problems
Must possess strong leadership, management and delegation skills.
Ability to use discretion and maintain confidentiality.
Must be licensed, insured and able to drive a vehicle.


Required to maintain a regular schedule which may require working overtime, weekends and holidays needed. Additionally, when required, be on-call and provide assistance during staff deficiencies.
